Dalan Real Estate (“Dalan”) is a full-service real estate investment and operating firm with a diverse portfolio of properties and loans secured by multifamily and commercial assets across New York, New Jersey, Pennsylvania, Arizona, California, and Texas. The firm currently owns and manages more than 60 properties, encompassing over 3,000 residential units and 100 commercial units across more than 3 million square feet. History
2003
Dalan is founded by Andrew and Daniel Wrublin, father and son, out of its Chelsea, New York City office building purchased by Andrew in 1998 which Dalan continues to operate in.
2004
Dalan starts managing their own portfolio consisting of uptown New York City buildings purchased with friends and family.
2006
Dalan partners with first institutional investor, The Praedium Group.
2009
Dalan enters the debt industry and bought their first non-performing loan from an institutional lender.
2011
Dalan purchases their first out of New York State deal, in Washington DC with The Praedium Group.
2012
Dalan sells a building in Washington Heights, New York City which was quoted the highest price per unit for a residential elevator building in the history of the submarket at its time.
2013
Dalan expands to the west and acquired properties in Phoenix, AZ while partnering with RWN to buy a portfolio of multifamily buildings in downtown Manhattan, New York City.
2014
SKW Funding is formed in late 2014 and closed on three deals by the end of the year. Business expanded into New Jersey and Brooklyn, New York.
2015
Dalan repositions three large office buildings and purchases a ground lease in Midtown, New York City.
2018
Dalan partners with Miami based institutional investor to purchase two large multifamily buildings in Manhattan. Dalan also expands west coast presence to Los Angeles, California.
2019
Dalan/SKW forms a Joint Venture with Bain Capital Special Situations to expand its distressed debt and lending platform. Dalan expands to Houston, Texas.
2020-2022
Dalan forms a partnership with KKR and closes on Bklyner portfolio which consists of nine residential buildings in Brooklyn, New York.
2022
The SKW platform with Bain eclipses $1B in total deal volume with key transactions in Dallas, Texas, Jersey City, New Jersey and Manhattan, New York.
2022
Dalan purchases 80 Dekalb with KKR.
2023
Dalan and SKW combine to form Dalan Real Estate.
2024
Dalan expands management operations to it’s first property in New Jersey - a Class A residential property in Jersey City – The Lively.
2024
Dalan and KKR purchase The Paxton at 540 Fulton St in Downtown Brooklyn, New York.
2025
Hamilton Lane, managing nearly $1T in AUM, partners with Dalan in five multifamily assets across Manhattan for $62.9M.
